Realty One Referral Company provides an option for licensed New Mexico real estate brokers who no longer want to actively practice real estate but would still like the ability to refer buyers and sellers to active, licensed brokers.
This option allows you to maintain your license with a qualifying broker without carrying the expenses and responsibilities associated with MLS access, REALTOR® membership, and actively representing clients.

The process
Complete the required licensing documentation to place your New Mexico real estate license with Realty One Referral Company.
Connect the client with a fully active and licensed real estate broker.
A signed referral agreement must be provided for every referral transaction.
Realty One Referral Company processes the referral commission and applicable tax reporting, including Form 1099.
Referral compensation is established in the applicable referral agreement and is generally paid after the referred transaction successfully closes and funds.

A referral transaction is charged per represented side. If the same referred client completes both a purchase and a sale, those are considered two separate referral transactions and a $250 fee applies to each.
Where the line sits
No. Referral brokers may only refer buyers or sellers to active, licensed brokers. They cannot provide real estate representation or participate in the transaction.
No. Referral brokers do not maintain MLS access or New Mexico REALTOR® association membership through Realty One Referral Company.
No. Referral brokers cannot show property, prepare contracts, negotiate, or perform any activity requiring an active practicing license or association membership.
The company charges $250 per referral transaction. A separate fee applies to each transaction side. For example, referring someone who both sells and purchases would result in two $250 fees.
Yes. Referral brokers must maintain continuous errors and omissions insurance and provide current proof of coverage.
