Realty One Referral Company provides an option for licensed New Mexico real estate brokers who no longer want to actively practice real estate but would still like the ability to refer buyers and sellers to active, licensed brokers.

This option allows you to maintain your license with a qualifying broker without carrying the expenses and responsibilities associated with MLS access, REALTOR® membership, and actively representing clients.

How a referral moves from lead to payout.

Transfer your license

Complete the required licensing documentation to place your New Mexico real estate license with Realty One Referral Company.

Refer a buyer or seller

Connect the client with a fully active and licensed real estate broker.

Complete a referral agreement

A signed referral agreement must be provided for every referral transaction.

Receive your referral commission

Realty One Referral Company processes the referral commission and applicable tax reporting, including Form 1099.

Referral compensation is established in the applicable referral agreement and is generally paid after the referred transaction successfully closes and funds.

A referral transaction is charged per represented side. If the same referred client completes both a purchase and a sale, those are considered two separate referral transactions and a $250 fee applies to each.

There is no monthly or annual company fee to participate in Realty One Referral Company.

Where the line sits

Referral broker requirements

 Referral brokers must:

  •  Maintain an eligible New Mexico real estate license
  •  Comply with all New Mexico Real Estate Commission requirements
  •  Maintain continuous errors and omissions insurance
  •  Provide current proof of E&O coverage upon joining and by December 31 of each following year
  •  Keep all applicable licensing and continuing education requirements current
  •  Submit a signed referral agreement for each referred transaction
  •  Pay any individual licensing fees, insurance costs, or compliance fines assessed to them
  •  Sign and comply with the Realty One Referral Company Independent Contractor Agreement
The referral license will be displayed at Realty One Referral Company's Eagle Ranch office in accordance with NMREC requirements.

 What referral brokers cannot do

  • -Show property
  • -Prepare purchase, listing, or other real estate contracts
  • -Negotiate on behalf of a buyer or seller
  • -Represent clients in a real estate transaction
  • -Access the MLS
  • -Access NMAR or company forms, other than approved referral agreements
  • -Represent themselves to the public as a REALTOR®
  • -Perform activities requiring REALTOR® association or MLS membership
Failure to follow these restrictions may result in the broker's license being returned to the New Mexico Real Estate Commission.
